We have created a system of management that is efficient, innovative, transparent, and effective.
1. ONLINE COLLECTION OF RENTAL/ASSOCATION FEES
Ensure accurate accounting and collection of all monthly rent/fees online. Pay vendors. IM2D will also install management boxes for collection or other communication to IM2D management as needed.
3. MARKETING & RENTAL SUPPORT; SCREENING & LEASE MANAGEMENT
We rent vacant apartments with 50% commission from first month’s rent. IM2D will screen potential tenants and manage leases.
5. EVICTION & MEDIATION SUPPORT
IM2D will provide eviction support services such as serving and posting notices. We will coordinate with other law firms and provide mediation support.
7. PROPERTY REIVEWS & REPORTS
IM2D will provide property reviews and reports every 3 months.
2. ON CALL EMERGENCY
MAINTENANCE SUPPORT
IM2D will provide 24 hours, 365-day support for Owner and Owner’s tenant. IM2D will be the point of contact for emergency maintenance issues & make recommendations for preventative/required maintenance.
4. DEVELOPMENT &
WORK ORDERS SUPPORT
IM2D will complete any work orders or repairs needed on the Property. Requests can be placed online through IM2D’s management system, through IM2D website or offline in IM2D management boxes. Separate invoice and fees as required to complete any other additional work. IM2D will obtain quotes from vendors & coordinate work with vendors on behalf of Owner.
6. PREVENTATIVE HVAC SUPPORT
. IM2D will provide preventive fall and spring scheduled maintenance of water heaters and HVAC.
8. DIGITAL PROPERTY ENGAGEMENT & ENHANCEMENT
We engage , inspire and communicate with our residents and guests with our digital screens that also enhance the property.
